Our Story

Why India needed a Proofit.

In North America, no serious property deal closes without an independent inspection. In India - where a home is usually the single largest purchase of a lifetime - buyers routinely sign on trust, a walkthrough, and fresh paint.

Proofit exists to change that. We provide independent, third-party evaluations of residential properties - from compact apartments to luxury homes and villas - combining expert on-site evaluation with AI-enabled thermal imaging to reveal what the eye can’t see.

Every engagement ends with an evidence-backed report: photographed, thermally documented, and severity-graded. Not opinions - proof.

Methodology

Our Inspection Framework

Our inspection framework draws inspiration from internationally recognised Canadian inspection practices while being specifically adapted for Mumbai’s unique environmental conditions.

From heavy monsoons and coastal humidity to ageing buildings and waterproofing failures, every inspection is designed to identify risks that matter locally - not just globally.

Our Mission

Making home inspections an essential part of every property decision by helping people buy, own and maintain homes with greater confidence.

Our Vision

To become India’s most trusted property intelligence company by setting new benchmarks in transparency, technology, and preventive home care.

Leadership

The team behind Proofit

Dhyan Parekh

Co-Founder · Operations & Quality Lead

Having lived and worked in Canada, Dhyan recognised that professional home inspections were a standard part of property ownership - something largely missing in Mumbai despite its demanding climate and ageing infrastructure. Inspired to bridge that gap, he co-founded Proofit to bring globally inspired inspection standards to India. He leads inspection workflows, report structuring, and quality assurance, ensuring every report is evidence-backed, consistent, and easy for clients to understand.

How We Work

Three things we refuse to compromise.

We don't sell repairs, materials, or contracting. Our only product is the truth about your property - which is why our reports carry weight with builders and societies.

Every finding is photographed, thermally documented where relevant, and severity-graded. If we can't show it, we don't report it.

Reports are written for homeowners and structured for site teams. You understand what's wrong, and your contractor knows exactly what to fix.

FAQs

Straight answers, no jargon.

Everything people usually ask us before booking their first inspection.

What exactly is a home inspection?

A home inspection is an independent, third-party evaluation of a property's condition - civil finishes, plumbing, electrical, waterproofing, doors, windows and fittings - performed with instruments and documented in a photo-backed report. It tells you the property's actual condition, not the brochure's version.

Why do I need an inspection for a brand-new flat?

New construction routinely carries snags: hollow tiles, seepage-prone bathrooms, unfinished waterproofing, faulty electrical points. Identifying them before possession means the builder rectifies them at their cost, not yours. Our reports are structured so builders can act on them directly.

What is thermal imaging and why does it matter?

Thermal cameras visualise temperature differences on surfaces. Damp walls, water travelling inside a slab, missing insulation and overheating wiring all show distinct thermal signatures - invisible to the naked eye. It lets us find problems non-destructively, without breaking tiles or walls.

How long does an inspection take?

A typical 2-3 BHK apartment takes 2 to 4 hours depending on size and condition. Water-leak investigations vary with complexity - tracing a source across floors can take longer.

When do I get the report?

Within 2-5 business working days of the inspection. Every finding is photographed, thermally documented where relevant, severity-graded and mapped to its location in the home.

Can I use the report with my builder or society?

Yes - that's precisely what it's designed for. The report is an independent, evidence-backed document. Buyers use it for pre-possession rectification, owners use it in society and neighbour disputes, and purchasers use it in price negotiation.

Do you break tiles or walls to find leaks?

No. Our method is non-destructive: thermal imaging plus moisture meters trace the leak path from the surface. You only open up the one spot that actually needs repair - instead of exploratory demolition.

Which areas do you serve?

We serve Mumbai-wide and also offer services to Mumbai's neighbouring cities on request.

What does an inspection cost?

Pricing depends on property size and inspection type. Contact us on WhatsApp or through the enquiry form with your configuration (e.g. 2BHK, new possession) and we'll share a quote the same day.

Are your inspectors qualified?

Inspections are led by a team trained in North American inspection methodology - our co-founder trained with Primary Home Inspection in Canada and worked as a General Contractor there - adapted to Indian construction styles and apartment layouts.
